Tennessee Month-to-Month Rental Agreement

Tennessee month-to-month lease agreement, otherwise known as a “Tenancy at Will,” allows a landlord and tenant to come to terms for a short-term arrangement for the occupying of residential property. The contract has no end date and updates every month upon the payment of rent by the lessee. However, the landlord may terminate the lease with at least thirty (30) days’ notice to the tenant. The tenant may also terminate the contract under the same terms. It is highly recommended for legal purposes that the written termination notice be sent through certified mail.

Tennessee Roommate Agreement

Tennessee roommate agreement ensures that a set of rules that must be obeyed in a shared rental property. A signature of acknowledgment is a binding item when placed on any document. It signifies the signer’s comprehension and consent to the terms listed within the signed document. The template form provided here will state the terms pertaining to a roommate living arrangement. Items such as an individual’s share of utilities, rent, security, amenities fees, and household chores will be addressed. Typically, a Master Lease will not deal with these items as they do not concern the Landlord except in extreme situations. However, a separate roommate agreement such as this one will provide the participating roommates with a written record of their arrangement that is authenticated by each one’s signature.

Tennessee Commercial Lease Agreement 

Tennessee commercial lease agreement is used by landlords to rent out commercial, industrial, or office space to a tenant. The various terms of the rental agreement must be clearly stated within the contract, including the duration of the term, the rate of payments, and the responsibilities of both parties. To ensure that their tenants will be able to keep up with regular payments, the landlord should use a rental application to verify their credit history.

Tennessee Disclosures

Agent/Landlord Identification (§ 66-28-302) – Landlord or agent allowed onto the premises must be recognized in the lease agreement. In addition, an official address for legal notices must be in the rental contract as well.

Lead-Based Paint Disclosure – If the residence was constructed prior to 1978, the landlord will need to complete and both parties will be required to sign.

Showings (§ 66-28-403) – If the landlord would like to show to prospective tenants the property before the lessee’s agreement is due it must be stated that the landlord has this right with the last thirty (30) days before the termination date. The landlord must grant at least twenty-four (24) hours per occasion.

Tennessee Security Deposits

Maximum – There is no Statute requiring the landlord to adhere to a cap.

Returning (§ 66-28-301) – Funds must be delivered to the tenant within thirty (30) days after they have vacated the premises.
