 Michigan month-to-month rental agreement (also known as an “estate at will”) is a legal contract between a landlord and a tenant to rent a property. In a monthly rental contract, the agreement is renewed with each monthly payment or until either party gives notice of termination. This type of agreement gives the landlord and tenant the flexibility to have a short-term arrangement and, in some circumstances, can be a preferable option for both parties.

Michigan Roommate Agreement

A Michigan Roommate Agreement presents an organized manner to set the terms discussed by roommates to paper. This form has been structured to address issues ranging from the portion of the security deposit, rent, and utilities a roommate must pay to the cleaning schedule that has been agreed upon. The general language required to administer this agreement has been provided in the body of the form, however, some items that are specific to the situation (i.e. the identity of the roommates) will need to be physically provided by the individual tending to this form. Once all the information has been set into the appropriate areas, this document should be carefully reviewed by each roommate then signed.

Michigan Commercial Lease Agreement 

Michigan commercial lease agreement can be used by landlords seeking to lease a commercial property (retail, office, or industrial space) to a business for a long or fixed period of time. The landlord is highly recommended to demand a credit application for the business to ensure that if it does not make a profit, they have enough assets and funds to cover the rental payments.

Michigan Disclosures

Inventory Checklist (§ 554.608) – A list including the condition of the property must be returned to the landlord within seven (7) days of taking occupancy for which a security deposit is required.

Lead-Based Paint Disclosure – A federal law that requires all landlords to disclose to their tenants, only if the residential unit was built before 1978, that the existence of this paint may pose a danger if exposed.

Notice Information (§ 554.634) – The landlord must provide in the lease an address where the tenant may be able to send legal notices.

Truth in Lending Act (§ 554.634) – All contracts must contain the following in 12-point font and no less than 1/8 inch in height.

Must be given by the landlord to the tenant including the financial institution where the funds are located.
